As a realtor and co-owner of several beach front condos, I am very aware of the HVAC abuses that can be inflicted upon investment properties; cleaning crews that set the thermostat low while they clean, then forget to reset them; guests that leave the balcony doors open for extended periods with no regard to the thermostat setting or the salt air deposits that are constantly being drawn into the condominium. These deposits compromise not only the coils of the HVAC system but virtually every other appliance and metal finish as well (including the guest's car that they can't wait to wash once they leave the coast).
